What does attic air sealing do for a Sugar Land house?
Attic air sealing in Sugar Land closes the holes between your rooms and the attic, around wiring, pipes, recessed lights, kneewalls and the attic hatch, so the air you pay to cool or heat stays in the house. It comes before any new insulation, because insulation laid over an open gap just lets the air move through it.
Most people call us about a hot upstairs, a room over the garage that never feels right, or an attic nobody has looked at in years. The price turns on how many gaps your attic has, how hard they are to reach, how much old insulation we have to move to get at them, and whether something like a roof leak has to be fixed first. The schedule turns on those same fixes, and on a permit if your job needs one. The estimate I write on site lists each step in order, so you see what comes first, and if you're also thinking about attic insulation, sealing is the step that goes before it.
How we do attic air sealing
Before we seal anything, I check for roof leaks, look at where the bath fans vent and find any gas appliance that vents on its own, because sealing over those problems hides them or makes them worse. Once anything that needs fixing is fixed, our installers pull back the old insulation at the leak spots so they can see the gaps. They close the cracks along the top plates, the wood that runs along the top of each wall, and around wires, pipes, can lights, the hatch and the box that hides the ducts, using caulk on small cracks and foam on bigger holes. We leave the soffit, ridge and gable vents open, along with any air supply a furnace or water heater needs, because those openings are there on purpose. Then the insulation goes back level, with the edges as deep as the middle and the eave vents clear so the attic can still breathe, and I go over the finished attic with you.
Attic air sealing in Sugar Land and its permits
I won't tell you a sealing job here skips the permit, because that's the city's call and not mine. Sugar Land enforces its residential and energy codes on permitted work, its Permits Office reviews the applications, and when a project needs plan review, the city takes it only online through its portal. We check which office covers your address, the city or the county, and if your job needs a permit we apply for it and keep you posted on inspections.
Many attics we open around here belong to two-story houses with recessed lights in the upstairs ceiling, a pull-down hatch in the hall and ductwork running across the joists. We're based in Sugar Land and find the same setups on jobs in Stafford and Missouri City, so we check the hatch, the lights and the duct box first. If your city isn't listed on our site, call and ask.

How do I know my home needs attic air sealing?
Drafty rooms, rooms that sit at different temperatures, high heating or cooling bills and dust in the rooms under the attic are the signs ENERGY STAR points to. If you're seeing more than one, sealing is worth a look, and I'll show you at the estimate what's causing it in your attic.
Is attic air sealing safe if I have gas appliances?
It can be, once those appliances are checked, because sealing can sometimes make a gas or oil appliance that vents on its own push its fumes back into the house. ENERGY STAR suggests having a Home Performance Contractor test them before and after the sealing, which is why I look for them on the first visit.
What has to be fixed before attic air sealing can start?
A DOE-sponsored guide says sealing waits until the attic has no live knob and tube wiring, the old wiring strung on ceramic knobs, no vermiculite insulation and no bath fans venting into it. The same guide adds a leaking roof and an unvented kerosene heater or gas fireplace, so those get settled first and go at the top of your estimate.
What is the best way to seal around a furnace flue in the attic?
ENERGY STAR says the gap around a furnace or water heater flue, or a chimney, gets aluminum flashing, heat-resistant caulk and a metal dam that keeps insulation away from the pipe. Ordinary foam doesn't belong there because the pipe runs hot, so it's a fair question to ask any crew you're comparing.
How much does attic air sealing cost in Sugar Land?
There's no fair single price for attic air sealing, because it comes down to how many gaps your attic has and how hard they are to reach. Moving old insulation to get at them, fixing a leak or a bath fan first and topping up afterward all add to it, while a clean, open attic keeps it lower. Who do I contact about permits in Sugar Land?
The city's Permits Office handles permit applications, and you can reach it at 281-275-2270 or permits@sugarlandtx.gov. If we take on your job and it needs a permit, we handle the application, as I said above.
